AIS The History & Now
Auctions in Spain have been established in the Spanish property business since 2003.
The website first featured Government auction property lists when we noticed that this information was not readily available or accessible to the English speaking community.
It was basically a closed shop to those in the know.
History
As a result of this we were the first company to compile and translate this information to bring this auction property to a wider audience.
Since then the auction and property market in Spain has moved forward and when the recession hit most of Europe it was time for change. The Banks of Spain were in many cases forced into becoming estate agents themselves as they found no other option than to repossess the property they were owed money on.
As a result of this we became an authorized collaborator for many of the Banks and started to feature and arrange viewings of Bank repossessed property. Working with the Spanish Banks was no easy task and we soon realised that most were unreliable and would either not turn up for client viewings or could not locate the keys for the said property, in a nutshell they were very lax and disinterested in actually selling a property.
To the present day we now see the need to feature online Spanish property auctions as an alternative to Estate agents many of which charge exorbitant commissions.
However, property auctions in Spain have not and do not operate the same as they do in the UK and other countries, as we know it there are presently no privately run property auction venues in Spain.
The normal auction format by attending a public venue has been tried countless times in Spain to no avail, many companies have set up public auctions only to fail through either lack of interest by the public or idiosyncrasies that can emerge in a Spanish property purchase.
So we now introduce the online format as another way to bring buyers and sellers together, the format does not legally commit the buyer and seller until the deposit is paid to the lawyers conducting the sale, only then does it become legally binding.
There are no commissions to pay just a one time registration fee for both buyer and seller and none of the complications associated with government auctions.
